We are a Boutique vacation rental management company in Sonoma County

With a passion for hospitality we provide a caring and attentive approach to full scale vacation rental management. We offer a high touch experience to hosts and guests. We answer our phones and selectively use automation because a personal touch is always better. 

We are a husband and wife team with over 50 years of experience in the hospitality industry in Sonoma County. In 2015 we started our own Airbnb business and now have over 600 5-star reviews.

After a combined 50 years in hospitality and 14 years of managing vacation rentals we truly are hospitality specialists. We are determined to keep our company small so we never lose our personal touch.
Unlike large Vacation Rental Management Companies that manage thousands of vacation rentals and often rely on poorly paid employees and scripted automation to answer important questions and concerns we know from experience that a personal touch is better. It’s important that hosts and guests are listened to, understood, and responded to with care and expertise.

Our fees range from 10% for partial service to 20% for full service.
Beware of any company that offers low fees in exchange for sending out a welcome message upon booking and check in instructions and then only manages your calendar. These tend to be the easiest part of the job and you may need to pay someone else quite a lot more to handle all the other much more complex aspects of management.

When a guest books through Airbnb you are automatically provided with AirCover through Airbnb. Aircover for hosts provides top to bottom protection with $1M Host liability insurance, and $1M Host damage protection, which covers pet damage, deep cleaning, and more.
VRBO offers a damage policy that can be purchased separately, or you can have the guest place a deposit that is refundable once we have determined there is no damage after their stay.

This depends on the property address, timing, and the type of short-term rental that will be operated. If the property is within the city limits, we would need to check with that City to determine if it’s legal. If the property is in the County, Sonoma County has a moratorium on non-hosted new short-term rentals until May 9th, 2023. The Sonoma County PRMD website provides maps that indicate where an Airbnb might be approved in the future.

However, if you are considering a Hosted Vacation Rental which is a rental of a single room or sleeping area within a single-family dwelling, where the property owner remains in the residence, the County is accepting these applications.

We use Airbnb’s technology coupled with our own local market expertise to charge fluid prices that we adjust based on market conditions. This method of dynamic pricing relies on advanced algorithms that factor in many data points to set the right price, at the right time. We will also go over your rates to make manual adjustments based on knowledge of local events, weather, and more.

You have the option to place an occupancy limits on your home. If you opt not to do so, we’ll set the maximum occupancy based on the number of beds, fire codes, and any local/state/HOA regulations that may apply. Airbnb policy and Sonoma County prohibit large gatherings or parties from taking place. We also monitor occupancy by creating relationships with neighbors to ensure that residents feel comfortable contacting us directly with any issues.

Because we are long time Airbnb Superhosts your property will receive Superhost Status on Airbnb. This places your property closer to the top. Airbnb ‘s algorithms reward hosts that are attentive and who consistently make adjustments to pricing and details of the listing.
